The JK® Floorgrinder is the first result of Hendrikus Janssen’s pioneering work. He simply developed a specialised piece of equipment uniquely designed to do one thing, and do it well: creating grooves in an existing screed. The challenges this equipment needed to meet were substantial: it had to fit through doors, make use of ordinary power supplies, be self-propelled and able to be preset, and all while generating as little dust as possible. After a few years the first specially developed, patented grinding machine was introduced: the JK® Floorgrinder.
Throughout the years the JK® Floorgrinder has been further developed and refined, today making it a unique and indispensable machine for dust free, safe and efficient installing of in-ground underfloor heating systems.


The JK® Floorgrinder is under multiple patents and is an advanced machine that was specially designed for grinding in underfloor heating, specifically the JK® system. This complex machine is maintained and operated by JK’s own professionals. The Floorgrinder is self-propelled and meets CE-norms. It is equipped with the High Efficiency Particle Arresting (HEPA) filter technology which is specifically designed for dust extraction on the equipment itself, rather than through external vacuum modules. Daily, more than 150 JK® Floorgrinders are in use. The machine’s unique properties provide precision bespoke groove patterns in underfloor constructions into which the heating pipes are placed, all with minimal dust generation during use.
We have always known that tightly routing grooves is of utmost importance when installing underfloor heating in existing screeds. Hence, we were never satisfied with the standard ‘floor milling machines’ available in the market. These machines tend to be designed by manufacturers to create grooves in floors, but without a specific focus on or testing for underfloor heating. An exact fit for the heating pipe, a correct and constant laying distance and being flush to floor height are all important. In addition, noise, vibrations and/or vibration sounds, as well as ease of use are often overlooked aspects. Moreover, being able to operate the machine with minimal physical exertion is essential, and self-propelling is seen as an absolute must. We are of the opinion that good tools can improve the end result significantly, but in the end it all boils down to a warm and comfortable house.
Within the JK Group the business unit JK® Machinery is responsible for the design, development, production and maintenance of all floorgrinders. This team consists of engineers and mechanics who focus on developing them further. Though the machine kept its original name, it can surely be considered a legacy. With its iconic appearance and unrivalled performance, the JK Floorgrinder has carved out a reputation in unexplored territory.
